FLOORPLAN
⭐The master bedroom offers a comfortable queen bed and a flat-screen TV.  A shared bathroom has doors from the master bedroom and the hall so your guests have a private door to use too!  Further down the hall, you will find the twin-over-twin bunk beds that your kiddos will love! The living room offers a comfy sofa that opens into a bed for two. Put on your music or a favorite movie on the large flat-screen TV and chill out while leaving all the workday concerns back home.  The living room has direct access to the covered porch and is the perfect place to enjoy your morning coffee or a summer beverage of choice.  You are only steps from the beach or pool.  You will love winding down from a day at the beach on this relaxing porch. The kitchen is stocked with all the essentials you need to cook your favorite meals!  You will find a washer and dryer located on each level of the building and are coin-operated.

LOCATION
⭐Summerspell is a quaint complex of 30 condos located on Scenic Highway 98 in Miramar Beach.  The six-mile bike and pedestrian path is adjacent to the complex.  This astounding location places you just minutes away from numerous nearby restaurants for a taste of delicious seafood cuisine and a multitude of beach-side bars for some evening fun.  Pompano Joe’s is within walking distance of your front door.  Shopping and entertainment enthusiasts will also be particularly ecstatic to find Silver Sands Outlet Mall, amazing Golf courses, and family amusement areas within 15 minutes of the property!

DOG FRIENDLY
⭐ We’re happy to welcome one dog to our condo! Your furry friend should be under 40 lbs, well-behaved, and on a leash whenever outside. Please be sure to pick up after all potty breaks. The maximum number of pets allowed is one. A non-refundable pet fee of $150+tax will apply and will be charged AFTER the booking is made, and our Pet Agreement must be signed in advance. If management is not notified beforehand, an additional $500 fee will apply. Thank you for helping us keep our space enjoyable for everyone!

GUEST ACCESS
⭐You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

Other things to note

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, two laundry packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels, washcloths, and hand towels. We do not provide beach towels, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Publix, or Winn-Dixie or bring them from home.

Wi-Fi
⭐ Our property provides a private network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength.  We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Guests are allowed 2 parking passes only, which are first come, not reserved.

COMMUNITY AMENITIES / POOL / GRILL
⭐ There is a community pool off to the side from this townhome. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info. A community grill is provided on the grounds.

BEACH GEAR
⭐Any beach Items found in the closet area are for guests to use. We ask that you rinse off the sand and arrange it neatly back into the closet prior to checking out.

SECURITY
⭐ Security cameras are located throughout the grounds for the safety of homeowners and guests.

SMOKING
⭐NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property. If Grilling, please move the grill away from the house siding to prevent damage to the house siding as you will be responsible

BOOKING
⭐You must be 25+ to book
The person booking and paying for the reservation must be a group member staying at the property.
Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.
No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

REFUNDS
⭐Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flag
